“Believing and exerting an effort with
what you want to happen will give you more than what you expect as a result.”
This is the statement that I learned from my different walks of life that also
made me believed that failure will not overtake us if our determination to
succeed is strong enough unless we quit trying.
STARTING
POINT
July 24, 2014 when I went
back to the Philippines from Dubai. After I spent one day in Manila, I went
directly to Baguio City instead of going home in Bicol for the reason that I didn’t
want to go back there without bringing wealth. Kind a weird but it’s serious,
“Come what may” as I thought. Nobody knows from my family that I arrived in the
Philippines after trying my luck outside the country.
I arrived in Baguio City
at 2 O’clock in the morning on the 26th day of July. I stayed at
transient house since I didn’t know where to stay and it was too early to visit
my friends. I woke up at 10:00 am and went out to visit my former job’s office
in SM. I talked to my Boss and I told her that I’m going to work again with her
company. She decided to give the position of a Sales Unit Manager wherein my
task is to market real estate products such as House and lot package, Ready for
Occupancy, House Constructions, condominiums, and Lot only. Within that day, I
also visited my friend to ask for a place for me to live. He offered me his
house in Quirino Hill and without any objection I accepted his invitation. I
lived in his house for less than a month.
One day, the Aunt of my
friend asked me if I want to handle a transient house. I told her yes even if I
was going to spend my last money as investment and as usual “come what may”
again. I just believed that in every problem there is always “reinforcement”. For
my friend’s Aunt, it was a big help for her that I accepted her proposal
because she can no longer maintain the business since she was paying for the
other two houses and her money was not enough.

OPERATION
As they said, “You cannot
be a good Businessman if you are not open for taking a risk”. I was out of
money that time but still willing to invest. I just told myself that I am
used with having a lot of money and at the same time living without. I
handled the transient house while having my job as a realtor. That was
exciting! Nobody knows how poor I was that time. I ate only once or twice a day
and I didn’t know where I got money for food maybe that’s what I believed with
“reinforcement”.
I got my first guest on
the third day after I acquire the transient house. It returned my investment fast
for the reason that my guests automatically paid double my capital. I quickly
used my profit as another investment. I paid an advance payment to the owner of
the house and bought things to be used for business such as pillows, foams, bed
sheets, kitchen wares, and etc… the rest was payment for city services. I also
applied for the installation of my landline and internet connections since I
learned that they were on a promo wherein no cash out involved.
It became so much easy for
me to market my business since technology and agents outside were present. I
used online marketing such as Facebook, OXL, Baguio buy and sell sites, and
etc… Agents outside are surprisingly arrives whenever they found a client or a
guest with their 20% commission on the first day of transient or on the first
month of long term renter of room or bed space.
ADVANTAGES
This kind of business
indeed helps me a lot from different problems that I was facing when I arrived
in Baguio City. 1. It
taught me how to handle a word of honor and made me realized how the word
“deadline” is important. For me to be able to maintain my business I have to
pay monthly rental and as much as possible an advance payment so that my
integrity with the owner would be intact. 2. I learned how to manage
household and how to be responsible being the head of the house. My concern
with other people as member or a part of my home has been developed since I
felt as if I was liable for their security especially most of my boarders are
students.
Since
I also work as a Real Estate Sales Manager and at the same time handling a
Volunteerism Organization, this business 3.gives me my free office
to be used aside from my office at the company. Any other concerns regarding my
job outside my duty with the company were being entertained at my transient
house. 4.It also gives me the place to live, sleep, eat and drink. 5
Most importantly, earning money to be used for a living for wants, needs
and obligations.
Generally,
“Having a lot of friends will
give you a lot of opportunities especially
when times of in need.”
My Real Estate job, from
my friendly Boss (Dr. CecilleFajardoApostol), this Transient House Business,
from my good friend (Jun and Daisy Panelo) are two of my examples in life wherein
these opportunities came from friends. It is now under my responsibility whether
to fail or to be successful. It is always our choice everything that we want to
happen in our lives, just simply have a strong determination in life and never
quit from trying. Failure is just a test whether you passed or you failed.
Always pray because with the help of GOD, nothing is impossible.
